But the Estrella Vista project epitomizes the problems with California affordable housing policy: Estrella Vista’s 87 units have an average construction cost of $736,239 and it took eight years from property acquisition to project completion. High costs and long development times are common for the kind of infill, transit-oriented projects California planners prefer.
Also, because affordable housing projects like Estrella Vista are often owned and operated by not-for-profits, they don’t generate property taxes for the counties, cities and school districts in which they are located. The project’s non-profit developer, EAH Housing, will be able to obtain a welfare exemption freeing it from any property tax liability.
The state and local governments pout in 64 million.  The non-profit builds it on government money and runs the place. EAH owns it and I presume they must have gotten very low interest loans from governments involved.

After all, if the idea is that we need to reduce the gap between social and private costs, the elimination of subsidies that reduce private costs will have the same effect as pollution taxes. Consider the case of fossil fuel subsidies. Roughly a quarter of the world’s oil consumption is indirectly subsidized through price controls. Governments across the world price oil and gas below the international market price. This pushes consumption above the market equilibrium. These governments make up the difference via the revenues from general taxation. These are subsidies to consumption. They reduce the private cost of gasoline thus widening the gap with the social cost. These governments basically subsidize pollution.

What if these subsidies were removed? Simulations by some economists suggest that eliminating them would reduce greenhouse gases by 10% by 2050. Another group of economists suggest that if the subsidies had not existed, greenhouse gases emissions would be 36% below what is observed. This is not a negligible reduction from eliminating a single set of policies. Moreover, these subsidies have existed for decades now. This means that for decades, they allowed for the accumulation of greenhouse gases into the atmosphere. If they had never existed, the growth of emissions would have been inferior for decades which entails that the efforts left to accomplish to mitigate climate change would be minimal.
It is not just welfare subsidies, but the side effects.

Note the drop in excess reserves and the rise in Treasuries held?  This is QE in action.  It is an interest deduction for government via the seigniorage channel.

It cannot last. This is still a net transfer of liquidity to government from the private sector, crowding out.  We will enter the sub-2% growth regime, maybe the permanent doldrums. Kinetic system are needed, system that shoot buckshot work best.  Also, one needs to keep a surveillance drone in the sky.

Where did Trump state his personal gain?

I read the whistle blower report, and the conclusion was the President Trump has a desire to hunt for Biden turds, and Biden left a lot of turds floating in the Swamp.

Trump's personal gain would be to get Biden dumped so he could run against Pocahontas. But Trump never said that, and Biden is a gonner because the impeachment process shines lights on turds.

But wait, you say. 'Trump is using foreign policy to hunt turds!'   So, he is the president and turd hunting is a reasonable activity for presidents. We have an entire army of Swamp Turd hunters working for DOJ.

What other foreign policy would you have a Swamp President do? Most foreign policies either send us to the poor house are result in million of dead.  My opinion is corrupt hotel sales and turd hunting are a much safer foreign policy then risk that some cowboy nut starts wars. And this:

Well, about 85% of the spectrum is probably one generation and their periodic eight year recessions. So, we should be headed for a hundred years or so of a half point deflation.

Good luck, talk to an economist about howto do fiscal policy in a deflation. The mathematician will tell you to either reform all the inflation adjustments and fixed price contracts, or simply do a Nixon style default.  No mathematician will tell you that this time is different.

The news was a sufficient catalyst to spike the price of brent crude, which rapidly moved into the green upon news of the Pentagon announcement, after trading in the red all day.

The Yemeni rebels have already show their capability to destroy Patriot radar.  But then again, the Yemeni rebels may just let the radar dish stand and the army can pay 3 million per 2,000 dollar drone shot down. Or the drone can fly low, below the radar horizon.

Right now our military is stunned, they have not figured out a response.  They need to develop swarming defense drones, much better than patriot missiles.
